Fire NOC in Goa: Which Buildings Need Sprinklers, Hydrants and Fire Alarms?
Getting a fire NOC in Goa: how NBC 2016 Part 4 decides which buildings need sprinklers, hydrants and fire alarms, and how to prepare the drawings.
Engineers based in Vasco da Gama, designing HVAC, electrical, plumbing, fire fighting, structure and steel buildings for projects across North and South Goa.
IMI Design is an engineering design consultancy with its office at Karma Point in Vasco da Gama. Our engineers carry out the calculations, prepare the drawings and coordinate every discipline in a single Revit model, so the HVAC, electrical, plumbing, fire and structural designs for your building fit together before work starts on site. We also work for clients in the Middle East, Australia and the USA, and bring the same standards to projects in Goa.
Because we are local, we can visit your site, meet your architect and attend coordination meetings in person, and we understand the approvals, contractors and climate you're dealing with.
| Service | What we do in Goa |
|---|---|
| MEP design | HVAC heat load and duct or VRF design, electrical load, power and lighting layouts, single-line diagrams, water supply, drainage, STP and rainwater design |
| Fire fighting design | Sprinklers, hydrants, wet risers, pump rooms and fire alarm, with drawings for the fire NOC from the Goa Directorate of Fire & Emergency Services |
| Structural design | RCC and steel structures analysed in ETABS, foundations, frames and slabs, and structural stability certificates |
| PEB design | Pre-engineered steel buildings for warehouses, factories and workshops, with Tekla shop and erection drawings |
| BIM and coordination | Revit models of every discipline, clash detection and coordinated services drawings before construction |
Most Goa projects need drawings for the planning approval from the Town & Country Planning Department and the local municipality or panchayat, a fire NOC for larger and taller buildings, and an electrical load sanction from the Goa Electricity Department. We prepare the engineering drawings, calculations and certificates these submissions need and work with your architect, who makes the planning submission.
Goa's coastal climate shapes the design: salt air that corrodes steel and outdoor units, high humidity that affects air conditioning choices, and heavy monsoon rain that drainage, roofs and basements have to handle. Our articles on designing for the coastal climate, HVAC options for villas and hotels and fire NOC requirements in Goa go into more detail.
From our office in Vasco da Gama we cover the whole state: Mormugao, Verna, Cortalim, Margao, Colva, Benaulim and Canacona in the south; Panaji, Porvorim, Mapusa, Calangute, Candolim, Anjuna and Pernem in the north; and Ponda and the industrial belt inland. Site visits are arranged as part of each project.
See the drawings from our recent work: fire protection for a building in Dabolim, plumbing for a mixed-use building in Vasco, a villa in Arossim and roads and utilities for a plotted development in Issorcim.

Something else you'd like to know? Ask us.
Yes. We design the fire fighting and fire alarm systems and prepare the drawings and documents needed for the fire NOC from the Goa Directorate of Fire & Emergency Services, based on NBC 2016 Part 4 and the building's height and use.
Yes. Our office is in Vasco da Gama, and we visit sites across North and South Goa as part of our projects, for surveys, coordination meetings and site queries.
Yes. We design HVAC, electrical, plumbing, solar and fire systems for villas, holiday homes and small commercial buildings as well as larger projects, scaled to what the building needs.
Yes, for structures we design or assess. Tell us the building and what the certificate is for, and we'll explain what inspection and calculations are needed.
Usually a fixed fee per discipline based on the built-up area and scope, agreed before we start. Send us the drawings and we'll send a quotation.
Send the architectural drawings or a sketch and the location. We reply within one working day.
